HOMEOWNERSHIP PROGRAM

Kent Affordable Housing is eagerly seeking land and/or buildings to create affordable homeownership opportunities.  Connecticut now has funding available that would allow Kent Affordable Housing to build homes and sell them below cost to households making 80% or less of the Area Median Income.

While Kent Affordable Housing has created 37 affordable rental units, we’ve only managed to create one affordable homeownership opportunity. We’d like to change that! To make affordable home ownership a reality, Kent landowners are encouraged to step forward with land and/or buildings that will help make homeownership a reality for families that otherwise would not be able to afford to build a home in Kent. Donations would be ideal, but with adequate time we may be able to purchase properties at below market value. In neighboring Cornwall over the past 25 years, that town's affordable housing organization has created 11 affordable homeownership opportunities.  These are homes that are owned by the homeowner residents on land that belongs to the Cornwall Housing Corporation.

Donating or selling land to Kent Affordable Housing has been encouraged by the Planning and Zoning Commission and the Board of Selectmen. Code of Ordinance 11-1.2 allows such a donation to bypass subdivision hearings. Zoning Regulations 6430.2 and 8330.1.a. enable gifts of small parcels and a third home, if affordable, on a shared driveway.

While in the past, it was feasible for someone with a modest income to afford to build a home on a parcel owned by Kent Affordable Housing, that is no longer the case due to increases in materials and construction costs. However, funding is now available that will allow organizations such as Kent Affordable Housing to develop homes and sell them at below cost to qualified households.
